What do the regulations require?
Where asbestos is present or suspected, the Asbestos Abatement Regulations require identification of asbestos in place, an asbestos inventory, risk assessment and appropriate management measures. The inventory must include information such as the location, condition and risk categorisation of identified asbestos-containing materials.
Building surveys, inventories and risk assessment
Depending on the premises and scope of work, the service may include:
- Identification of materials that contain or may contain asbestos.
- Representative sampling, stereo-microscope examination and identification by polarised light microscopy (PLM) where required.
- Inventory of the type, location, quantity, condition and accessibility of asbestos-containing materials.
- Material and priority risk categorisation, including potential for fibre release and exposure.
- Site plans, photographs and practical management recommendations where included in the scope.
- Existing management, labelling and control measures.
Removal and demolition support
AirCHECK provides inspection authority services for asbestos removal and demolition projects. The agreed scope can include:
- Review, drafting or approval of the plan of work and asbestos safe-work procedure, as applicable.
- Preparation of the required notification to the Department of Employment and Labour.
- Background air monitoring where required before work begins.
- Site supervision and personal and perimeter air monitoring during the work.
- Visual and final inspection, clearance indicator sampling and clearance certification when the required conditions are satisfied.
The exact requirements depend on the type and scope of asbestos work. AirCHECK's role is independent inspection, monitoring and clearance support; physical removal or demolition is undertaken by the appropriately registered asbestos contractor.
What you receive
For building surveys, AirCHECK provides an inventory and risk assessment report describing the materials, locations, condition, risk categorisation and management recommendations. Removal-project deliverables may include supervision records, air-monitoring results, final inspection findings and clearance certification when the required conditions are satisfied.
